March 10, 2011

** Don’t forget Daylight Savings March 13th. **

Parking Reminder

Logan City will remove the “no overnight parking” rule on March 1st. Until then, please park extra vehicles in the guest parking along 1530 North or in the far southwest corner of the development in the “overflow parking” area. DO NOT park in any other areas or the Booting Company will boot.

Another Attic Examination Reminder

We continue to find bath and dryer vent lines disconnected in the attic space. Please take a few minutes to look inside your attic and see if any of the vent ducts (some rigid aluminum and some white or silver flex ducting) are disconnected or lying on top of the insulation. If they are, contact Sharon at 755-7829 and she will arrange for a person to come and fix the lines. You can borrow a ladder from the HOA by calling Sharon.

Round-A-Bout Etiquette

We have received and have witnessed violations of Round-A-Bout usage. Logan City police officers have observed and have ticketed individuals who do not follow correct procedures when using the Round-A-Bout in the center of the development. It should also be mentioned that the main streets in the development are city streets, not private, and are subject to all the rules and regulations as any other city street. Please DO NOT CUT OR SHORT CUT the Round-A-Bout. Not only is it illegal, but it is dangerous. When approaching the Round-A-Bout, always go around to your right. If a vehicle is already in the Round-A-Bout, or nearer than you, you MUST give them the right-a-way. Please observe this basic “rule of the road” and be courteous.

Theft Warning

It seems improbable, but one resident informed us that their barbeque set was stolen from their patio area. Perhaps this should be a wakeup call. Items of value should be able to remain in these areas, but do so knowing they could be stolen.

Front Courtyard Areas

As we walk through the development, we see many front courtyard areas cluttered and unsightly. Will each of you please keep those areas picked up and tidy. Toys and barbeques should not be sitting on top of plants. Old papers should be picked up and discarded. Other items making the area unsightly should be removed and stored inside the home or garage. PLEASE help us clean up the area, especially now that spring is coming!!

Market Improving

We have noticed some strengthening in the local housing market. Let’s hope that 2011 will be the year for housing sales and prices to rebound. Remember, if you refer a buyer to us we will pay your HOA dues for one year! Be sure to notify us of your referral prior to them closing, so we can give you credit.

Satellite Dishes

Qwest has completed Phase I, II, and is working in Phase III. In order to ask Qwest to provide internet/phone services you will need satellite television through either Dish or Direct TV. We have contracted with Kelly Electronics (435-752-5678) to provide either Dish Network or Direct TV. Please do not ask anyone else to install dishes on the buildings. We need to maintain and control the number of dishes on each building and going through one local provider helps us do that. Thank you for your cooperation.

Furnace Filters

This is an excellent time to replace/clean your filter. Not only will this provide cleaner air in your home, but it will cut your heating costs.

Dryer Vents and Bath Fans

Please take a few minutes to look up inside your attic space to see if all duct work is connected. You will need a 6’ to 8’ step ladder and a flashlight. If any of the ducts leading from your bath fans or dryer is disconnected serious moisture damage could be the result.
Call 435-755-7829 and let us know. We will send a repairman to correct the problem. You can borrow a ladder from us if needed.

Smoke Detectors

At the beginning of this New Year, is a great time to check your smoke detectors. Press the button on one and all the detectors in the home should sound their alarm. Replace the batteries if over one year old.

Pets

Remember when your dog does his business in the snow, it is still there in the spring. Please pick up and be good pet owners.
Thanks!
