The Rendezvous

This is the November 2008 newsletter of the Bridgerland Meadows Homeowners Association. This blog contains the same information as the printed newsletter and allows the opportunity to make comments about any of the issues in this month’s newsletter or to view previous editions of the newsletter. This is not an official form of communication with the HOA Management. It is provided to increase community awareness, involvement, and communication. Every time I pick up another newsletter I get more frustrated with this place. I have such a long list of complaints I do not know where to begin. First let's start with the cable. It has been well over 6 months since we were promised a different provider for our services. My wife and I work hard all week. We should be able to come home and relax to any type of cable service we would like. I had to laugh when I saw all the promises on your website about technology. It has been a nightmare from day one from when it took 2 months for our cable to be hooked up to not even being able to supply HD channels which is standard in cable now. If this does not get resolved soon I can assure you that many home owners here will take action.

The next issue is this ridiculous $10 charge for having a dog in the house. What is even more absurd than having the charge is initiating it in January when there is snow on the ground and dogs have no effect on the lawn or its maintenance. Another promise that I have not seen take any form is the unsightly "dog run" that has sat south of my home for the last year. Even when it is up do you honestly think this is an adequate use of HOA money? A 3X6 cement cell for dogs? This "dog charge" is unacceptable and I refuse to pay it. One of the draws to this place was that residents could own pets and now you are taking that right away.
I find it very amusing that in the first meeting we had it was mentioned that HOA money is for the upkeep of this property and an example was used that if the cement on the sidewalks and driveways was looking bad and needed to be replaced then that is where the money would be taken from. Well sure enough the cement was crap and needed to be replaced. Maybe if you had found someone to do it right the first time and not go with the cheapest person for lawn maintenance, snow removal (which was slow all winter), cement work, and most of all the horrible cable service we have had to endure, than you wouldn't be getting emails like this.

Having generally unsatisfied residents makes for very poor advertising. No matter how many billboards you put up, word is out that this development is a disaster. We have had many friends interested in looking at homes here, only to speak to residents (including ourselves) and hear what it's really like here.

Get it together. This is past ridiculous.

I appreciate the $10 fee for having a dog. It was clearly stated in the covenants that this was the case. I have witnessed pet damage and it helps pet owners take responsibility. Even if you do not let your animal do its business on the lawn, the pet areas that the development has provided need to be cleaned.

It does not make any sense to charge $10 when the dog runs have not even been set up and the ground will be covered in snow and is already yellow. Next they are going to charge us more on water for having fish? People should clean up after their dogs and most here do. I would rather pay the $10 to get my cable to be HD.

I have to agree with rj. This place is a disaster. What are you going to charge us for next? Wearing shoes in the development?

Oh, they leave scuff marks on the cement and it damages the lawn. I guess we better charge $10 a month to anyone that wears shoes!

RJ-
I have read your last 3 entries on the blog and would really like to sit down with you to discuss your concerns. Let me respond briefly here but still encourage you to call me at 755-7829 to discuss further. We do not wish or our residents to be unhappy or feel cheated in anyway.

1. You say you want HD and Jazz games. The HD is currently not available, but the Jazz games on FSN are. All you need is the digital package. My understanding is that Dish and Comcast charge extra for their packages including the MTN channel and therefore Dish charges us extra. But it is available and the quality of the digital upgrade is remarkable.

2. The reason you can't just call any company to provide technology services to you is that when we developed the infrastructure for the subdivision we did so with a central "head end" format. This precludes multiple providers. However, because of the "head end" format, we will be able to negotiate a bulk rate with the new provider.
A. When the new provider is in place, I think you will realize the benefits.
B. Speaking of the new provider. We have given them a ultimatum of sorts. We are looking for their contract and a planned conversion date any day or we will seek another provider.

3. Your concern about paying $10.00 a month for a dog. Originally we were advised not to allow pets. We went against that advise and did allow them, as we believe a pet is part of one's family. Unfortunately, dogs have left their droppings all over the development - not the dogs fault- but the owners who do not pick up after their dog.
The $10.00 extra for dogs has always been in the CC&R's but we chose to "see how it went." Well, unfortunately, we have had to spend a lot of money picking up after dogs and replacing damaged grass.
A. One would think as you state that the dogs don't damage the grass in the winter. We have found that the dogs confined to the small front yards do in fact damage the soil in the winter and then the grass doesn't come back in the spring.
B. It is not for those who choose not to have dogs, to pay for those that do have dogs. Hence the modest $10.00 fee.

4. Dog Runs - You are right the 6 x 15 dog areas are small. It is our attempt to at lease provide a designated area for dog business. I know they will not get used very much, but we should not assume that the land to the South and North are available for our dogs. We do not own that property. We will get busy and get gates on the pens and place a "pet station" dispenser at each location. Other items have been higher priority.
A. We are certainly not taking away your right to own and have a pet on Bridgerland Meadows property. We are saying that if you choose to own a pet, then you will be assessed a fee to cover extra expenses. The HOA incurs as a result of your pet ownership.
B. By the way - No HOA funds were used to construct the dog runs. The developer installed the dog stations.
C. Another point to consider is our dues ($55 a month) are very modest. Most development dues begin at $80.00.

5. Cement Work - We were very concerned about what happened to our concrete this past winter. Believe me, our concrete bid was not necessarily the cheapest. The concrete is the best we can buy and we do everything we can to ensure that it will last, including several "winter" additions.
A. So you need to know that it is the builder who spent thousands patching the concrete - NOT the HOA.
B. You need to also drive around Cache Valley and see and/or speak with concrete suppliers and they will tell you that last winter was a very damaging winter for concrete all over the valley. Our problems were not unique.

6. I don't know what your issies are with Snow removal and lawn maintenance, but we are learning as we grow and I am confident that we will be much better at both this year and in the future.

7. We do want you to be satisfied. Please contact me so we can talk face to face. Direct communication is always better then email/blog.

Can't anyone see that the developers are trying???? They are not perfect, but they try. Do all of you succeed all the time?

Oh great! So if the new provider does not comply then we are stuck in this crappy circle of trying to find a new provider again? So really what you are saying is you guys are getting no where. What a joke!

As for the last comment, the developers might be trying but these thing should have been in place long before now. Especially the technology side. I am not cutting them any slack because I am paying for an item and not getting what I have paid for. In my dictionary that is defined as fraud.

It's good that they are trying. But nearly a year for decent cable and internet?! Maybe they need to try a different angle of trying....

So, I was walking in the development and stepped on a large piece of dog poop! So, yes a $10 fee should be charged to those with dogs/cats and yes the animals should be registered in the development so that owners/renters may know that you may have a SMALL (not a medium or big) dog. By the way, some residents have more than one dog/cat. Is this okay? I have seen one resident with 4-5 dogs that live with them. Hmmm!

So have you guys ever heard of salting the roads this is the 2nd winter of straight ice between the building. Are you just going let lets this safety hazard stay unchanged till there a wreck.
